Jonathan Brownlow is a General Practice Surveyor with 20 years experience of the Commercial and Residential Property Markets in the North of England. Jonathan is experienced in all aspects of commercial and residential property valuation, appraisal and agency, as well as landlord and tenant matters and property consultancy.

Jonathan specialises in Property Insolvency and is currently appointed by number of Chargeholders as a Fixed Charge Receiver.

Clients of Wignall Brownlow LLP include The Royal Bank of Scotland, HBOS, Yorkshire Bank, The Co-operative Bank, Davenham, PricewaterhouseCoopers, Ernst & Young, Begbies Traynor, MCR, RSM Robson Rhodes, Baker Tilly and CLB Coopers.

In addition Wignall Brownlow LLP also act for a variety of other lenders, accountants, solicitors and private clients.

Employment History:-

• Graduated in Urban Land Economics in 1990 and qualified as an Associate Member of the Royal Institution of Chartered Surveyors in 1992.

• Employed from September 1988 – September 1989 and September 1990 – March 1998 in the Insolvency Department of Weatherall Green & Smith (Leeds & Manchester offices).

• Employed from March 1998 – December 1999 by PricewaterhouseCoopers in their Business Recovery team as a Property Consultant.

• January 2000 to present – Formed Wignall Brownlow with Jeff Wignall MRICS, a niche surveying practice, providing commercial property and plant & machinery advice to both corporate and private clients.

Valuation experience includes:-

• Portfolio valuation for clients including Royal Mail, British Telecom, British Land, Prudential, Legal & General and various large property companies.

• Loan security valuation for major clearing banks in respect of both investment property and property with vacant possession.

• Specialist trading property valuations, particularly in the healthcare sector, for major clearing banks.

• Strategic valuation advice for Insolvency Practitioners, including the assets of Robert Maxwell, Leyland DAF and Ferranti.

• Provision of Independent valuation advice for the purposes of litigation, to major clearing banks, accountants and solicitors.

• Provision of valuation advice in the capacity as an Expert Witness for the purpose of dispute resolution.

• Valuations for the purposes of Probate/Inheritance Tax and Capital Gains Tax.

Property consultancy experience includes:-

• Property strategy reviews for companies in various sectors including property development, car retail, healthcare, manufacturing and distribution.

• Implementation of property strategy including disposal of both freehold and short leasehold property interests, property management, property acquisition and development.

• Management of residential “build out” of new build sites and apartment conversions.

• Management and disposal of property assets for Insolvency Practitioners.

• Formed part of the PwC debt management team for the Yorkshire Bank project.

Property agency experience includes:-

• Disposals of freehold and long leasehold commercial property and residential development sites on behalf of Insolvency Practitioners.

• Disposals of freehold and long leasehold commercial property and residential development sites on behalf of private clients.

• Acquisition of commercial property on behalf of retained clients and as introducing agent.

• Property acquisition in the licensed and leisure sector.

• Management and co-ordiantion of residential property sales involving local estate agents.

Fixed Charge Receivership experience includes:-

• Acting as Joint Fixed Charge Receiver in respect of residential buy to let portfolios, part built apartment schemes, development land and commercial industrial and office premises.

General experience includes:-

• Landlord and tenant advice including the negotiation of rent reviews and lease renewals.

• Advice on reinstatement liabilities following the removal of fixed plant & machinery and chattel assets.

• Property management in respect of both investment property and vacant accommodation.

• Submission and negotiation of Rating Appeals.
