JLL and Wignall Brownlow are instructed by Prime Noble Properties Limited (in administration) and its administrators, to invite Expressions of Interest in respect of the Residential Development Site at Ford Lane, Salford, M6 6PE.
JLL and Wignall Brownlow are also authorised to invite Expressions of Interest by FSL Properties Ford Lane Limited (in liquidation) and its liquidator.

Property Structure / Ownership

The Property to be conveyed is comprised of:

Freehold titles – GM566996 and LA207413 known respectively as 9 Ford Lane, Salford M6 6PE and Land and buildings on the north west side of Ford Lane, Pendleton.
Leasehold title – MAN249647 known as 9 Ford Lane, Salford M6 6PE. Note: This leasehold title comprises of the whole of the two freehold titles.

Property Ownership

The Freehold titles are presently owned by 2380 Reversions Limited. However, please note that a process is presently underway to transfer the Freehold titles back to FSL Properties Ford Land Limited (in liquidation). It is intended that the sale of the Freehold titles will be completed by FSL Properties Ford Land Limited (in liquidation). The Leasehold title is presently owned by Prime Noble Properties Limited (in administration).

Current encumbrances affecting the property

It is proposed that following Expressions of Interest, the liquidators and administrators take steps to clear the Freehold and Leasehold titles so that a clear title is obtained by the buyer on completion. However, for your information we summarise the present encumbrances affecting the Freehold titles and the Leasehold below and set out when it is proposed that each is removed:

Charging order in favour of Aditya Choudhury (freehold and leasehold) – To be removed on completion

Restrictions in favour of Louise Brittain as liquidator of Absolute Developments Limited (freehold) – To be removed prior to completion

Legal charge in favour of Prime Noble Charges Limited (leasehold) - To be removed on completion

Unilateral Notices in favour of persons who contracted to purchase residential leasehold flats (leasehold) - To be removed prior to completion by consent and/or court order

Residential Leases (leasehold) - To be removed prior to completion by consent and/or court order

Existing Contractor / Works

Cruden Construction were the Contractor to Prime Noble Properties Ltd.
Cruden Construction were appointed under a Letter of Intent to undertake detailed design, planning amendments, engineering solutions, demolition of previous buildings, site remediation, piling for the proposed residential development, site security and hoarding.
The piling works have been completed and Cruden could warrant all works completed to date. All pre-commencement conditions had been discharged (with exception of the remediation strategy being signed off).
The scheme stopped c. 15 months ago and the site was secured by Cruden until they were discharged by Prime Noble Properties Ltd.
Cruden appointed the design team comprising CLA Architects (Liverpool) and Bailey Johnson Hayes (Structural Engineers). Contractor’s Proposals, drawings and outline specification can be made available by agreement.
Cruden Construction is a private limited company, operating in North West England, headquartered in Warrington, Cheshire. The company is an experienced residential contractor with knowledge and experience of different forms of procurement and technical building solutions. The company is accredited to ISO 9001:2008 (Quality), ISO 14001 (Environment) and OHSAS 18001 (Health and Safety) and is supported in its activities by a competent approved PAS91 compliant suppliers and subcontractors supply chain.
Cruden Construction would be prepared to discuss and meet with interested parties, however, contact arrangements must be made via JLL or Wignall Brownlow.


The site currently benefits from full planning consent (Planning reference : Salford Council 06/53710/FUL).

Most recent planning consent number as follows: 16/69276/FUL
